Kosten:
EUR 400 pro Monat (inkl. Betriebskosten und W-LAN Internetzugang), die Kaution beträgt 3 Monatsmieten. Das ca. 20m2 große Zimmer ist Teil einer 83 m2 Eigentumswohnung mit getrenntem Bad + WC, Küche, Wohnzimmer, Büro und Schlafzimmer. Das Zimmer hat zwei Fenster, zwei (!) Balkone, Holzboden; Ausstattung: Bett, Schreibtisch, Kasten und elektronische Dartscheibe.

Lage und Verkehrsanbindung:
Gleich direkt gegenüber der Wohnung befindet sich die Busanbindung der Linie 249 mit ca. 10-minütiger Fahrzeit nach Hütteldorf (eine weitere Buslinie - 149 - befindet sich 2-Gehminuten von der Wohnung entfernt). Ab Hütteldorf kann mittels U-Bahn-Linie U4 sowie Schnellbahn die gesamte Stadt erreicht werden. Auch befindet sich in nur ca. 5 minütiger Gehweite die Schnellbahn-Station Hadersdorf entfernt mit direkter Anbindung zum Westbahnhof (ca. 10 Minuten Fahrzeit) und damit zu den U-Bahn Linien U3 und U6


In unmittelbarer Nähe zur Wohnung - ca. 10 Minuten zu Fuß oder 2 Bus-Minuten - befindet sich das Aufhofcenter: Supermärkte (Billa, Spar), Kino (CINEPLEXX), Pizzeria & Cafés, Postamt, Bank Austria, Bäckereien sowie viele andere Geschäfte (Libro, Gamestop, Butlers, etc.).

It's a nice and friendly room as part of an 83 qm apartement in the 14th district in Vienna: 2 windows, 2 balconies, ca. 20qm, with wood-loft and with a beautiful view directly to the famous [url=http://www.wien.gv.at/verwaltung/personenwesen/ehe/laudon.html]Castle/Schloss Laudon[/url] (as well as to the castle's restaurant "Laudonstüberl") and the castle's pool.

Costs: € 400 as monthly rent (includes water, power as well as costs for Wi-Fi.), the deposit is 3 rents.

Across the street, there's a bus stop (2 stops per hour) and the bus takes you to Subway Station U4 Huetteldorf within 10 minutes at worst. From there you can reach almost every point of interest in Vienna with the Subway and the City Train (Schnellbahn). The travel distance to midtown and the Universities is about 30-40 min.
Additionally, you can take the City Train (Schnellbahn) from Hadersdorf in 5 minutes walking distance to the apartment. From Hadersdorf the Schnellbahn will take you to the Westbahnhof (Subway U3 + U6!) in about 10 minutes

Nearby - about 10 minutes on foot and 2 minutes with the bus - there's the Auhofcenter (shopping mall) with supermarkets, a cinema, a couple of cafés, a post office, a bank, two restaurants, bakeries and a bunch of stores (e.g. GameStop, Butlers, etc.).

Additional features:

- While the apartment/room is placed in the midst of a nature reserve and in 1 minute walking distance to the nearby forest, at the same time the whole city can be reached in short time due to the excellent transport connection (Bus, Subway, City Train). In addition, a garden (ca. 2000 m2) is at free disposal.
